What is an off-plan property in Dubai?
An off-plan property is bought directly from the developer before construction is finished — usually at a lower price than a ready home, paid in instalments tied to construction progress. Around 70% of Dubai's property sales are off-plan.
How can I check my project's real construction progress?
Every DLD-registered project has an official completion percentage from government inspections. Search your project to see its current percentage, real inspection photos, and full progress history — updated daily from the Dubai Land Department registry.
How accurate is the completion percentage?
The percentage comes from physical inspections by the Dubai Land Department, typically every one to three months. It measures construction milestones, not marketing claims — which is why it sometimes moves slower than a developer's newsletter suggests.
What happens if my project's handover is delayed?
Most Dubai off-plan contracts include an anticipated completion date plus a grace period, often 6–12 months. Beyond that, buyers gain stronger contractual remedies. Is my money safe when buying off-plan in Dubai?
Payments for registered off-plan projects must go into a project-specific escrow account under Dubai's escrow law (Law No. 8 of 2007). Developers can only withdraw funds against certified construction milestones, and if a project is cancelled by RERA, refunds are processed from escrow.
What does a 'stalled' project mean?

How do I know if a developer delivers on time?

What actually happens at handover?
The developer notifies you when the project is complete and registered. You'll typically settle the final instalment, inspect the unit for defects (snagging), pay the DLD registration fee if not already paid, set up utilities (DEWA), and receive your keys and title registration.
Can I sell my off-plan property before handover?
Usually yes, through an assignment (resale of the purchase contract), subject to the developer's consent and often a minimum payment threshold — commonly 30–40% paid. The buyer takes over your payment plan and DLD registers the transfer.
